Sydney is going green again with the Quay quarter tower

Sydney is about to define its skyline with the Quay quarter tower designed to feature the latest in commercial office technology and is targeting 6-star Green Star and 5.5 Star NABERS ratings.
The tower (CLIENT-AMP CAPITAL and designed by Danish architect) , not so far from the opera house, will stand out in its design and its function, as one of the greenest buildings ever known to mankind. Turns out to be one of the city’s largest and greenest office buildings.


The Quay quarter tower (QQT) will form the centerpiece of the wider Quay Quarter Sydney precinct, which is set to revitalise Sydney’s Circular Quay.


The tower will be a renovated work of an already existing building, the 188m tall 1970 skyscraper. The new tower will retain 68% of the old structure while new features will be added to make the Quay tower dream a reality, also cutting cost of constructing a complex as such which would cost over a million dollar, the QQT will cost just 510 million dollars, saving 10000 flights from Melbourne to Sydney.


It is a mix use building of retail, commercial and office space. The building is divided into a high-rise and a podium. The podium holds green gardens which are accessible to the public and suited for social meetings and recreational stay. Podium is used for green gardens, restaurants, and retail.


The tower’s unique form has been adopted to maximize light and views for occupants and passers-by.the design envisions five volumes stacked atop each other and connected with an internal atruim. As the building rises, the northern façade shifts to the east. The result is a rotating building with a minimal perceived mass, enhanced views over the Opera House and Harbour, and a greater real estate value for the lower floors through maximizing the potential of the views.


The tower shifts east as it rises, reducing direct solar gain while acting as a shading system, providing maximum comfort for its occupants. The stacked volumes atop each other are designed as vertical villages.
Its dynamic, shifted massing maximises views for all of the building’s users while also creating expansive open spaces that encourage the possibility for interaction, knowledge sharing and vertical connectivity.
As the building rotates while rising, it creates space for a series of unique terraces that are connected to the atrium, creating shared space for tenants in each block.
As an additional benefit the rotated volumes help self-shade the northern façade from harsh afternoon sun, creating a passive sustainability feature.
